Option 2::Standard materials. Exterior sidings                        from  hardwood, interior sidings from                      cement board

Option 4: Exterior sidings and interior sidings from                  hardwood and fully termite resistant
Option 5: As above but with hgher quality                                materials and fully termite resistant

We do not supply our doors, windows and/or any of our roof decking materials for separate orders. We only produce them for clients having ordered a wooden prefab house.   

The lead time depends on the type of model. We apply a special formula based on years of experience to calculate this. We can inform you about the lead time once we know which model you have chosen.

It is fiction that a wooden house may spontaneously combust during very high temperatures, whether or not in combination with a long exposure to direct sunlight.
It is also fiction a that a wooden house is not fire resistant. Believe it or not, but in some scenarios a wooden house will last longer in a fire than a steel frame buiilding.

All of our houses can be produced wheelchair friendly as to create easy access for the disabled thru specially made wide entrance doors to the house, bedrooms, bathrooms and other areas. Where necessary ramps be included. The doors and ramps comply with the international codes and regulations for safe and unobstructed wheelchair access.

NOTE: We add an additional 10% windload to the codes as to cope with global warming which will increase cyclone winds during the coming decennia.      

Our staff of architects and engineers have a vast world-wide design experience. We offer the possibility to render design services which may include architectural drawings and/or structural calculations for a design in accordance with your own requirements and/or a design following your modifications to one of our standard designs. We would be happy to coordinate with your architect should you have engaged such person as to assist, help and advise him/her on our special prefab system.

Earthquakes have little or no impact on wooden houses, provided the structure is well balanced, whereas the natural frequency capacity of the wooden building is higher than the earthquake response factor. And here our engneers step in.

We employ a senior civil/hydraulic and geotechnical engineer with 50 years of international over water build experience who may help and advise you if you need a special or specific over water design. In principle, and due to the structural flexibility, all of our units can be built over water.

NOTE: Over water building requires a very special and professional design technique. Our company has all the experience and knowledge in house to do this.

We follow a special policy if we need to prepare a quotation or cost estimate based on a drawing or set of drawings not made by us, but made by a third party (external architect, engineer or by yoursefl) .

We do no use one nail in our connections. Driving nails in hardwood is asking for trouble. The wood easily splits and/or cracks whereas the nail can hardly be pulled out due to the very dense cell structure of hardwood, leaving behind significant damages to the wood. We connect our prefab parts by means of cut-to-fit threaded steel rods in pre-drilled holes, secured with washers and nuts.

All of our engineered houses, (small, large, 2-storeys, over water units), gazebos, tree and tea houses are specially designed for the "Do It Yourselfer".  Due to our unique connection system very easy to assemble, not one nai used, no contractor needed and no lifting equipment required. Our 3-D assembly manual works like an IKEA© kit, part-by-part with detailed numbered connection codes. It can't go wrong. Have fun assemble the house or gazebo with family and/or friends.

In addition to the use of the United States IBC and IRC (International Building/Residential Code, latest edition 2018 ), we are also able to prepare any required structural calculation in compliance with the lates edition of the Eurocode. For France and its French territories we will issue the structural report  in  the French language.

On request, roofs and sidings can be insulated.

Our houses include a mandatory roof insulation for the Hawaiian islands, based on our in-house developed furring strips method, approved by the counties of Hawaii.

Our company is able to outsource a number of our workers as to help you re-assemble the house at your end. The workers will closely work together with local labor and meanwhile transfer the know-how of our assembly system.

 For years and years our company closely works together with a reknowned  professional Bali based cargo forwarder. They pack and handle the prefab parts and stuff the container. They also take care of and arrange the required export documentation.  We can only provide an idea of the shipping costs after we know whiich unit(s) you wish to order. It all depends on volume.

Over the last few years we have collected a host of reports from customers, e-mails, articles in the local media, internet articles and regulations related to wooden prefab houses, implemented by the Indonesian Government, which any wooden house manufacturer shall comply with. In the light of this we have produced a 8 page long narrative which is a recapitulation based on own experiences and the information mentioned in the said collected documents.
