Prefabworld Bali's detailed technical specifications for its prefabricated tropical wooden houses (wooden knock down houses)

THE  SPECIFICATIONS

Prefab World Bali International was the first (and still the only one) company in Indonesia introducing a possibility to chose from different export qualities as to fit the client's budget.
Below you will find an overview of our 4 main material build options that we offer for our tropical wooden prefab homes broken down per prefab part.  To enquire for our price list with the prices of all building options described below for all models click <here>

NOTE FOR LUMBUNGS: The material specifications for the lumbungs differ from our standard wooden house material specifications as shown below. The Lumbung specifications can also be different between themselves. You may fill in our <contact form> and contact us for a material description of the lumbung(s) of your choice.  
     

          

1. FLOORING  Specs-1

BASIC OPTION
Solid Camphor wood with a thickness of 18 mm (0.7"). The boards are connected by rabbet system with galvanized steel fixing screws hidden to the eye. Possibility to upgrade with stainless steel fixtures

STANDARD OPTION
Solid Camphor wood with a thickness of 22 mm (27/32"). The boards are connected by our in-house developed special T&G sysytem with stainless steel grade 304 fixing screws hidden to the eye. Possibility to upgrade to termite reisistant Bangkirai and/or stainless steel grade 316 fixtures
PREMIUM OPTION
Solid termite resistant Bangkirai with a thickness of 22 mm (27/32"). The boards are connected by our in-house developed special T&G system with stainless steel grade 316 fixing screws hidden to the eye.
SUPERIOR OPTION
Solid termite resistant Bangkirai with a thickness of 25 mm (1 inch). The boards are connected by our in-house developed special T&G system T&G with stainless steel fixing screws grade 316 hidden to the eye. 

 

 2. MAIN FLOOR BEAM STRUCTURE Specs-2 
BASIC OPTION
Main floor beam structure from 45 x 140 mm  (1 3/4" x 5 1/2") from Camphor wood. Maximum span width of beams up to 2500 mm (approximately 8' - 3"). Connections with galvanized steel. Possibility to upgrade to stainless steel.
STANDARD OPTION
Main floor beam structure from 45 x 140 mm  (1 3/4" x 5 1/2") flooring beams using termite resistant Bangkirai. Maximum span width of beams is 2000 mm (about 6' 7"). Connections with stainless steel grade 304 fixtures. Possibility to upgrade with stainless steel fixtures grade 316.

PREMIUM OPTION
Main floor beam structure from 45 x 140 mm  (1  3/4" x 5 1/2") flooring beams using termite resistant Bangkirai. Maximum span width of beams is 1800 mm (about 6 ft). Connections with stainless steel grade 316 fixtures.

SUPERIOR OPTION
Main floor beam structure from 45 x 140 mm  (1 3/4" x 5 1/2") flooring beams using termite resistant Bangkirai. Maximum span width of beams is 1800 mm (about 6 ft). Connections with stainless steel grade 316 fixtures.

 

3. SUB FLOOR BEAM STRUCTURE (JOISTS)
Specs-3
BASIC OPTION
Sub floor beam structure from 45 x 100 mm ( 1 3/4" x 4") from Camphor wood. Spacing between the joists is around 600 mm (2'), hence some floor deflection shall be accepted. Connections with galvanized steel. Possibility to upgrade to stainless steel
STANDARD OPTION
Sub floor beam structure from 45 x 100 mm (1 3/4" x 4") from termite resistant Bangkirai.  The spacing between the sub floor beams is maximum 650 mm. Connections with stainless steel grade 304. Upgrade to stainless steel grade 316 possible
PREMIUM OPTION
Sub floor beam structure from 45 x 100 mm (1 3/4" x 4") from termite resistant Bangkirai.  The spacing between the sub floor beams is maximum 500 mm, hence hardly any floor deflection. Connections with stainless steel grade 316 fixtures.

SUPERIOR OPTION
Sub floor beam structure from 45 x 100 mm (1 3/4" x 4") from termite resistant Bangkirai. The spacing between the sub floor beams is maximum 450 mm, hence no floor deflections. Connections with stainless steel grade 316 fixtures.

 

4. PEDESTALS
Specs-4
BASIC OPTION
100 mm x 100 mm (4" x 4") pedestals made from Camphor wood. Connections with galvanized steel. Possibility to upgrade to stainless steel
STANDARD OPTION
140 mm x 140 mm (5 1/2" x 5 1/2") pedestals from termite resistant Bangkirai.  Connections to main floor beams by means of stainless steel grade 304 fixtures.
PREMIUM OPTION and SUPERIOR OPTION
140 mm x 140 mm (5 1/2" x 5 1/2") pedestals from termite resistant Bangkirai.  Connections to main floor beams grade 316 fixtures.

 

5. MAIN AND SUB COLUMNS
Specs-5
BASIC OPTION
Structural main columns 100 mm x 100 mm (4" x 4") from Camphor wood. Structural sub columns 80 x 80 mm (3 1/8") Connections with galvanized steel. Possibility to upgrade to stainless steel. Possibility to upgrade to stainless steel 
STANDARD OPTION
Structural main columns 140 mm x 140 mm (5 1/2" x 5 1/2") from termite resistant Bangkirai. Structural sub columns are 100 mm x 100 mm (4" x 4') or 80 x 80 mm (3 1/8"), where applicable. Connections to main floor beams by means of stainless steel threaded rods with nuts and washers, grade 304.
PREMIUM  and SUPERIOR OPTION
Structural main columns 140 mm x 140 mm (5 1/2" x 5 1/2") from termite resistant Bangkirai. Structural sub columns are 100 mm x 100 mm (4" x 4') or 80 x 80 mm (3 1/8"), where applicable. Connections to main floor beams by means of stainless steel grade 316 fixtures.

 

6. ROOF TRUSSES
Specs-6
BASIC OPTION
Roof trusses, rafters and purlins from Camphor wood. 
STANDARD OPTION
Roof trusses, rafters and purlins from Camphor wood. Truss connections by means of stainless steel threaded rods with galvanized nuts and washers, grade 304. Possibility to upgrade with stainless steel fixtures grade 316.
PREMIUM OPTION
Roof trusses, rafters and purlins from Camphor wood. Truss connections by means of stainless steel threaded rods with stainless steel nuts and washers, grade 316.
SUPERIOR OPTION
Roof trusses, rafters and purlins from termite resistant Bangkirai. Truss connections by means of stainless steel (grade 304) threaded rods with stainless steel nuts and washers, grade 316.

 

7. ROOF DECKING
BASIC OPTION
Roof decking with Bali style terracotta roof tiles.
STANDARD OPTION
Roof decking with Bali style terracotta roof tiles. Roof decking may be changed into thatch, zinc-aluminum corrugated barrel tile sheathing or wooden shingles against a variation order.
PREMIUM OPTION
Roof decking with Bali style terracotta roof tiles. Roof decking may be changed into thatch, zinc-aluminum corrugated barrel tile sheathing or wooden shingles against a variation order.
SUPERIOR OPTION
Roof decking with Bali style terracotta roof tiles. Roof decking may be changed into thatch, or zinc-aluminum corrugated barrel tile sheathing, or wooden shingles against a higher rpice.

8. SIDINGS  Specs-1
BASIC OPTION
Exterior sidings made from from solid 16 mm (0.63") thick Camphor. No interior siding boards. The exterior siding boards are installed by means of rabbet system. Maximum width of siding boards is 140 mm (5 1/2"). 
STANDARD OPTION
Exterior sidings made from solid 22 mm (27/32") thick Camphor boards connected by our in-house developed special T&G system.  Maximum width of siding boards is 190 mm (7 1/2"). Interior boards from 10 mm thick cement boards (can be substituted with tropical hardwood). Termite resistant Bangkirai may be chosen for the exterior boards against a variation order. Maximum net width (in sight) of siding boards is  170 mm (6 3/4")
PREMIUM OPTION
Sidings are made from from solid double (exterior and interior) 22 mm (7/8") thick Camphor, connected by our in-house developed special T&G system. The interior boards have a seamless V-groove connection. Termite resistant Bangkirai may be chosen for the exterior boards against a variation order. Maximum net width (in sight) of siding boards is  170 mm (6 3/4")
SUPERIOR OPTION
Exterior and interior sidings are made from solid 22 mm (27/32") thick termite resistant Bangkirai boards connected by our in-house developed special T&G system The exterior boards are installed with our proven rain water run-off sill. The interior boards from 22 mm (7/8") Camphor boards with a seamless V-groove connection.  Merbau class "A" or "B" may be chosen for the interior and/or exterior boards against a variation order.  Maximum net width (in sight) of siding boards is 170 mm (6 3/4").

  

9. PARTITIONS Specs-23
BASIC OPTION
The partitions made from double sided 18 mm thick (3/4") core board.
STANDARD OPTION
The partitions made from double sided 10 mm thick cement boards.
PREMIUM OPTION
Partition boards are double (sandwich) sidings made from 16 mm (5/8") thick Camphor boards.
SUPERIOR OPTION
Partition boards are double (sandwich) sidings made from 16 mm (5/8")  thick Camphor wood

 

10. SIDING BOARD FRAMING Specs-14
 
BASIC OPTION
The exterior siding boards are installed onto a Coconut wood framing system.
STANDARD OPTION
The sidings will be installed onto a Camphor wood framing system. The sandwich construction of the boards onto a framing system create a cavity of 60 mm (2 1/3") which can be utilized to hide electrical cables, conduits, and plumbing lines. The cavity can also be used for insulation. The total thickness of the sandwich siding is 92 mm (3 1/2"). The frames will be installed along the whole perimeter of the unit. The fames are divided in sections of max. 600 x 600 mm (1' x 6") for optimum stability and strength.
PREMIUM OPTION
The siding boards are installed onto a Camphor framing system.  The sandwich construction of the boards onto a framing system create a cavity of 60 mm (2 1/3") which can be utilized to hide electrical cables, conduits, and plumbing lines. 11. INSULATION Specs-24
 
BASIC OPTION
Insulation is possible against a variation order. 
STANDARD OPTION, PREMKIUM OPTION AND SUPERIOR OPTION
Both the sidings and the roof can be insulated against a variation order. Roof insulation is mandatory for Hawaii. Insulation against a variation order.

 

12. 2INTERIOR ROOF CLADDING AND CEILINGS
BASIC OPTON, STANDARD OPTION and PREMIUM OPTION
Standard ceiling (if applicable) is Bamboo matting. Ceilings can be supplied from rattan panels or wood against a variation order

PREMIUM OPTION
Stainless steel threaded rods, grade 316 with stainless steel rings, nuts and washers. No nails used.
SUPERIOR OPTION
Stainless steel threaded rods, grade 316 with stainless steel rings, nuts and washers. No nails used.

 

14. DOORS AND WINDOWS Specs-25
 
BASIC OPTION
Doors and windows made from Meranti and core board panels for the doors. Standard jamb sizes are 60 x 110 mm (2 11/32" x 4 5/16"), except for the sliding doors which are 60 x 140 mm (2 11/32" x 5 1/2"). Door and window rails and stiles are connected by means of mortise-and-tenon system. A choice between normal panel doors, sliding doors, folding doors, louver doors and windows, sliding windows, awning windows, etc., provided these will not differ from our standard dimensions. Standard thickness of exterior doors is 35 mm (1 3/8"). Thickness of interior doors and windows is 30 mm (1 1/8").
 Locally made hardware for the windows and doors (hinges, locks, handles, etc.) from copper.
STANDARD OPTION
Doors and windows made from a mix of Meranti and Camphor. Alternatively Teak, Merbau, Nyatoh, Kempas or Mahogany can be chosen against a variation order. Standard jamb sizes are 60 x 110 mm (2 11/32" x 4 5/16"), except for the sliding doors which are 60 x 140 mm (2 11/32" x 5 1/2"). Locally made weather seals included. Australian imported made (Raven brand) seals can be included against a variation order.

16. GLASS  Specs-27

BASIC and STANDARD OPTION
Standard 5 mm (3/16") clear glass panes for doors and windows (small areas). 5 mm tempered clear glass for large glass areas 

PREMIUM OPTION
Standard 5 mm (3/16") clear glass panes for doors and windows and 10 mm tempered glass for large door and window panes. Optional choice for 18 or 12 mm insulated glass, frosted glass, coated glass, etc., against a variation order.
SUPERIOR OPTION
Standard 5 mm (3/16") clear glass panes for doors and windows and 10 mm tempered glass for large door and window panes. Optional choice for 6 mm laminate safety glass, 18 or 12 mm insulated glass, frosted glass, coated glass, etc., against a variation order.
NOTE: When large window or door glass panes need to be installed we use 10 mm thick tempered glass and apply a EPDM rubber strip in the rebates at the bottom window and door rails. These (imported) strips will compress relative to the total weight of the glass pane and avoid that rails will crack or come lose under the high weight of the glass panes. The strips will equally distribute the weight along the rebates.    

 

17. COATING

BASIC OPTION
2 layers of Acrylic protective coating in a color of your choice with an 8 month guarantee.

STANDARD OPTION AND PREMIUM OPTION
3 layers of Acrylic protective coating in a color of your choice with a 12 month guarantee.
SUPERIOR OPTION
4 layers of Acrylic protective coating in a color of your choice with a 2 year guarantee
